Pricing & what’s included
Our introductory supply-only prices (incl. GST, delivered within 30km of Darwin) are:
- Basic: $36,300
- Verandah (sloping roof): $53,900
- Luxury: $69,300
Supply-only includes the modular home itself and delivery within 30km of Darwin. It does not include installation, crane hire, trades, site works, or service connections (these are quoted after we review your site and needs).
The Verandah model requires additional transport and freight logistics (semi-trailer and a 40-foot container for the roof/verandah components), compared with the Basic model (rigid truck and a 20-foot container).
These are introductory prices. Freight and exchange rates (USD/AUD) can affect future pricing, but we expect to hold these prices for a period.
Total project cost (the “real” number people want)
Most projects also require some combination of:
- Transport beyond 30km (if applicable)
- Crane hire
- Installation team
- Site costs (site prep, footings/stumps/slab depending on design and site)
- Plumber + electrician
- Water tank options (if needed)
We’ll confirm what applies after we understand your site and how you want the home set up.
We can provide an estimate range early, but final pricing is confirmed after we collect site details and confirm your requirements (access, services, soil, slope, approvals pathway, inclusions).
Quotes, online shop & how it works
The online shop helps build a quote estimate by adding common extras. Final invoicing only happens after we’ve reviewed your site details and talked through your needs to confirm the correct scope and costs.
After we have the key site information and you’ve confirmed your selections (model + options + delivery + installation needs + trades + any tanks/upgrades).
Payments, deposits & cancellations
Payments are made in stages:
- 30% deposit on order
- 30% upon completion of manufacture
- 40% when the home arrives into Darwin port
If the final payment is forfeited, an acceptable retention is 10% of the invoice. In that scenario, the customer would receive back 50% (based on the stage payments made). We aim to handle this fairly and practically, and we’ll always discuss options first.
Because homes are manufactured to order, changes/cancellations may affect deposits and timing. We’ll confirm what’s possible case-by-case before manufacture begins.
Site readiness & logistics
Typically: address/location, access (truck/crane), slope, soil/ground conditions, intended base/foundations, distance from Darwin, and whether power/water/sewer are available.
Yes—additional transport costs apply and are quoted based on location and access.
